Model raised ranch proposed for 1573 Quinnipiac Ave.
A builder got permission to construct four new single-family houses to be built on upper Quinnipiac Avenue in the northeastern corner of the city between Assumption and Fiore Streets near the Bishop Woods school and preserve.
That approval came in the form of a unanimous vote by the City Plan Commission at its meeting last week.
The four homes will be built as three-bedroom raised ranches (pictured) with two-car garages and will surround an existing two-family residence. Only one additional curb cut will be added onto the avenue.
Lawyer Bernard Pellegrino said that by right the two-acre site could have been divided into eight lots, but the owners, the Rohinsky Family, kept it to four to please neighbors and also out of deference to the steep slope that runs into the woods behind the property.
Commissioner Adam Marchand, the aldermanic City Plan representative, asked if the building will have impact on any nature trails in the area. The answer he received: no
City Plan staff asked project architect James R. Swift to preserve the two mature trees on the acreage when the houses are sited.
“That should be all right,” he said.
City Plan Director Karyn Gilvarg said that while it’s not a formal condition of approval, “trees to be saved will be clearly marked on the project.”
