A local mega-landlord increased its City Point footprint with the recent acquisition of an apartment complex and an adjacent two-family home on Hallock Avenue.
According to city land records, Gur New Haven II, LLC, a holding company owned by Mandy Management’s Menachem Gurevitch, purchased a six-unit apartment complex at 22 Hallock Ave. and a two-family house at 16 Hallock Ave. from Thomas Bolton Ahern for a combined sum of $550,000 on Oct. 25.
The three-story, multi-family apartment complex and the two-story, two-family home last sold for $58,000 in 1976. The city last appraised 22 Hallock at $387,300 in 2017. It last appraised 16 Hallock at $105,600 in 2017.
According to city land records, Mandy has purchased six different residential properties, totaling 15 different residential units, in City Point so far this year.
On Apr. 30, Netz Bonds New Haven VII, LLC, another holding company owned by Gurevitch, purchased the two-family home at 271 Howard Ave. from Thanas, LLC, a holding company owned by Thanas Bakiu, for $122,500. On Mar. 14, Netz Bonds New Haven VII, LLC purchased the two-family home at 128 Greenwich Ave. from Ato Micah for $138,000. On Feb. 22, another Gurevitch holding company, Netz Bonds New Haven V, LLC, purchased the single family home at 75 Fourth St. and the two-family home at 198 Hallock Ave. from Happy Days Holdings 2, LLC, a holding company owned by Roger Dawson, for $1 each.
How the Netz/Mandy empire is set up: Netz, a real estate private equity firm chartered in Connecticut, based in New York, and publicly traded on the Tel Aviv stock exchange, is owned in part by Gurevitch. It owns over $150 million in residential and commercial real estate in Florida, Georgia, and elsewhere, including 332 properties in New Haven, Chief Investment Officer Frank Micali told a community meeting last week. It buys New Haven properties under separately established limited liability corporations (LLCs). Gurevitch is the founder and owner of the local real estate empire Mandy Management, one of New Haven’s largest operators of low-income rental apartments. It manages all the Netz properties in town.
Mandy’s two-parcel Hallock Avenue purchases was one of 19 property transaction records uploaded to the city’s land record database between Npv. 3 and Nov. 11.
In Fair Haven, Mandy Management also picked up a Colonial, single family home at 327 James St. from David Carpentier for $50,000 on Nov. 5. Mandy purchased the two-story home through its holding company, Netz Bonds New Haven IX Bentzy LLC. The city last appraised the property at $74,500 in 2017.
Non-Mandy/Netz Transactions In Town
In Wooster Square, Pawson Point, LLC, a holding company owned by Arsalan Altaf, purchased the former service garage at 170 Olive St. from New Haven Olive Street Associates, LLC, a holding company owned by Erwing Sickinger, for $535,000 on Nov. 6. The garage last sold for $495,000 in 2016. The city last appraised the property at $444,500 in 2017.
Altaf received approval from the Board of Zoning Appeals (BZA) in October to proceed with his plans to convert the former garage into a new Avis car rental service.
In Newhallville, Anthony Bologna, the trustee of the Bologna Properties Trust of New Hyde Park, N.Y., purchased the two-story retail-apartment complex at 381 Shelton Ave. from Justo Duchimaza for $179,000 on Oct. 29. The three-unit mixed-use property last sold for $200,000 in 2016. The city last appraised the property at $237,600 in 2017.
Also in Newhallville, New Haven Community Development, LLC a holding company owned by Chaim Vail and Yakov Borenstein, purchased the Colonial, single family home at 8 Goodyear St. from the U.S. Bank National Association for $64,000 on Oct. 11. The two-and-a-quarter-story property last sold for $13,500 in 1969. The city last appraised the property at $102,300.
And a little farther down Shelton Avenue, Reichman Brodie Real Estate, LLC, a holding company owned by Barnett Brodie of Monsey, N.Y., purchased the three-family house at 27 Shelton Ave. from Sherry Bailey for $107,200. The two-and-a-half story property last sold for $55,000 in 2016. The city last appraised the two-and-three-quarter story property at $140,000 in 2017.
In the Hill, Jessie Caguana Calderon purchased the at 32 Morris St. from Bellwether Development, LLC, a holding company owned by Carmelo Foti, for $280,000 on Oct. 30. The property last sold for $110,000 in 2015. The city last appraised the property at in 2017.
In Amity, Anna Zlatopolsky purchased the Cape Cod, single family home at 155 Harper Ave. from EMZ Greens, LLC, a holding company owned by Eugene Zlatopolsky, for $143,000 on Nov. 5. The one-and-a-quarter story property last sold for $75,000 in 2016. The city last appraised the property at $127,500 in 2017.
And in East Rock, Sohu, LLC, a holding company owned by Albert Annunziata, purchased the two-family home at 177 Lawrence St. from Carole Vottee, the executrix for the estate of Annette Villano, for $364,800 on Sept. 14. The city last appraised the two-and-a-half story property at $570,500 in 2017.
