Ocean Management Acquires Perrotti Westville Properties

Roosevelt’s at 883 Whalley Ave.

A large local real estate company is the new landlord of a half-dozen commercial buildings and vacant parking lots at the heart of Westville, including the former home of the long-shuttered 500 Blake Street Cafe.

According to city land records, on March 25, Paula Perrotti and David Perrotti transferred ownership of 500 Blake St., 881 Whalley Ave., 883 Whalley Ave., 476 Blake St., 12 – 14 Tour Ave., 20 Tour Ave., 24 Tour Ave., and one-half-interest of 16 Tour Ave. to two holding companyies owned by Ocean Management’s Shmuel Aizenberg.

On April 4, Ocean’s holding companies took out a $3 million mortgage for the eight newly acquired Westville properties.

The Perrottis, who live in Pelham, N.Y. and Clinton respectively, are the executors of the estate of their father Frank Perrotti, Jr., who previously owned the properties and who passed away in December 2016.

Paula Perrotti declined to comment on the recent property transfer.

David Perrotti and a representative from Ocean Management did not respond to requests for comment by the publication time of this article.

The properties that the Perrottis transferred to Ocean Management include the following:

24 Tour Ave.

• 500 Blake St.: a two-story, 26,300 square-foot commercial building at the corner of Blake Street and Valley Street that used to house the 500 Blake Street Cafe. The restaurant, which opened in 1974, closed in November 2006.

• 883 Whalley Ave.: a single-story, 6,800 square-foot commercial building on Whalley Avenue between Blake Street and Tour Avenue. The building currently houses the restaurant Roosevelt’s.

• 881 Whalley Ave.: a two-story office building on Whalley Avenue between Blake Street and Tour Avenue.

• 476 Blake St.: a 0.95-acre vacant lot on Blake Street on the western bank of the West River.

• 12 – 14 Tour Ave.: a 0.06-acre vacant lot on Tour Avenue between Whalley and the Valley Street extension.

• 16 Tour Ave.: a 0.11-acre vacant lot on Tour Avenue between Whalley and the Valley Street extension.

• 20 Tour Ave.: a 0.10-acre vacant lot on Tour Avenue between Whalley and the Valley Street extension.

• 24 Tour Ave.: a 0.12-acre vacant lot on Tour Avenue between Whalley and the Valley Street extension.

The Ocean-owned holding company that acquired 881 and 883 Whalley Ave. is called 881 Whalley LLC.

The Ocean-owned holding company that acquired 500 Blake St., 12 – 14 Tour Ave., half of 16 Tour Ave., 20 Tour Ave., and 24 Tour Ave. is called 500 Blake Development LLC.
