Mandy Buys Warehouse For $1.6M

Mandy Management purchased a Mill River warehouse to store boilers, washing machines, refrigerators, and other household appliances needed for its local property management empire.

Meanwhile, four homes sold on Livingston Street home, totaling almost $3.7 million, in the city’s latest property transactions.

According to the city land records database, 206 – 220 Wallace LLC, a holding company owned by Mandy Managements Menachem Gurevitch, purchased the single-story warehouse at 206 Wallace St. for $1.6 million on July 26 from Kliton Rakaj.

The nearly 43,000 square-foot building last sold for $285,000 in 2015, and was last appraised by the city assessor as worth $1,344,000.

The property will serve as warehouse space in support of the property management operations of Mandy Management LLC,” Mandy property manager Yudi Gurevitch told the Independent.

As a growing company, we had a need for local storage and warehouse space for various materials and items related to our core property management work. We expect to employ two to three employees at this location, all local residents. As always, we are committed to providing quality service to our tenants throughout the greater New Haven area.”

In addition to the Mill River warehouse, the local megalandlord also recently bought a single-family house in Beaver Hills, two two-family houses in Amity and in the Hill, and a three-family house in Fair Haven Heights, adding a total of eight new residential units to their local holdings.

On July 24, Menachem Edelkopg purchased the three-family house at 470 – 481 Quinnipiac Ave. for $195,000 from Alternative Holding LLC, a holding company owned by Colin David Fletcher. The property last sold for $243,000 in 2007, and was last appraised by the city as worth $175,900. On Aug. 1, Edelkopf quit the deed for the property to a Mandy Management-owned holding company Gur New Haven II LLC for $1.

On July 29, the Mandy-owned holding company Real Estate Group XII LLC spent $50,000 buying the two-family house at 106 Dewitt St. from William Bland. The city last appraised the building as worth $88,700.

On July 31, the Mandy-owned holding company Real Estate Netz Group XI LLC purchased the two-family house at 12 Hilltop Rd. from Stephanie Foy for $105,000. The property last sold for $34,900 in 1998, and was last appraised by the city as worth $97,500.

Also on July 31, Menachem Gurevitch purchased the single-family house at 246 Colony Rd. from Robert Bienstock and Eder Omar Errechin for $475,000. The property last sold for $275,000 in 2011, and was last appraised by the city as worth $289,000.

In other recent property sales, four properties on Foster Street and four property on Livingston Street also changed hands, with a subtotal of nearly $3.7 million worth of real estate transactions taking place in two weeks on the East Rock and Goatville blocks.

The Livingston Street sales included:

• On July 17, Whitney Crawford and Tobias Crawford purchased the single-family house at 188 Livingston St. for $905,000 from Erika Edwards and Casey Dunn. The property last sold for $766,000 in 2017, and the city last appraised it as worth $601,900.

• On July 23, Nohu LLC, a holding company owned by East Rock landlord Albert Annunziata, purchased the three-family home at 41 Livingston St. for $405,706 from CIT Bank. The property last sold for $490,079 in 2017, and was last appraised by the city as worth $604,600.

• On July 26, Kristy Barnes and Anthony Ferraro purchased the condo at 106 Livingston St., Unit B‑2 from Woo-Joong Kim for $193,000. The property last sold for $215,000 in 2017, and was last appraised by the city as worth $186,200.

• On July 27, Allison Harris and Amir Fairdosi purchased the condo at 47 Livingston St., Unit 2 from Angelika Zollfrank for $343,000. The property last sold for $335,000 in 2014, and was last appraised by the city as worth $358,000.

And the Foster Street sales included:

On July 26, Allan Fisher and Eden Fisher purchased the two-family house at 114 Foster St. from Christopher Oksanen for $469,500. The property last sold for $275,000 in 2002, and was last appraised by the city as worth $458,000.

On Aug. 1, Thomas Langford and Lauren Langford purchased the two-family house at 109 Foster St. for $493,000 from 109 Foster LLC, a holding company owned by Jonathan and Elsa Freiman. The property last sold for $197,5000 in 2001, and was last appraised by the city as worth $465,000.

Also on Aug. 1, Gwen Adrienne Heerschap purchased the condo at 98 Foster St., Unit 2 from Jessica Jean Cisewski for $340,000. The property last sold for $330,000 in 2016, and was last appraised by the city as worth $287,500.

On Aug. 2, Jason Gray and Jacqueline Feinberg purchased the two-family house at 46 Foster St. for $510,000. The property last sold for $452,000 in 2016, and was last appraised by the city as worth $426,900.
